An innovative building system which was developed in South Africa to provide affordable housing quickly and economically. It was specifically designed for the ease of transportation of pre-manufactured components and the speedy erection of simple houses for families who could only afford the building materials (but could provide the labour themselves).
The modular building system consists of three-dimensional welded wire mesh cages, joined to one another with specially designed connectors to form a strong continuous system. The light weight components are manufactured in bulk, stackable for easy transportation and can be carried from a drop off point. The only items that are required for assembly are simple tools such as a spade, spirit level and screwdriver. There is no cutting or adjustment required on site. This enables homeowners to construct their own homes and thus save on labour costs.
The modular system also allows for customization - components can be assembled to construct a basic one room dwelling or expanded to create multi-room houses (which afford more space and privacy). Facilities such as schools, clinics and hospitals can also be constructed using the same system. It is basically like a Meccano set with all components being held together with gutter bolts.
Depending on the type of building, the walls of a small house will rest on the concrete floor slab but larger buildings will have conventional foundations. A house can be erected in a day to provide a shelter over their heads and walls can then be finished off by insulating them with flame retardant polystyrene blocks. They may also be filled with locally available insulation materials (empty plastic bottles, cardboard milk or beer cartons, old cement bags, newspaper, straw, pieces of wood or bamboo sticks for example). This affords protection against both heat and cold. There are window and door panel components and the windows are fitted with burglar bars.
Electrical and plumbing services can generally be accommodated within the wall cages. Electrical installation consists of conduits for light switches and plugs. The roof covering is hail resistant.
The houses, when plastered internally and externally, are well built, attractive looking and strong enough to withstand the severest of elements.
The �Ezee Build� building system consists of modular three-dimensional welded wire mesh cages, connected to one another with specially designed connectors, stools, shoes etc., to form a continuous walling system. Wall cages are generally 130mm thick and in modular width of 1,100m by 2.400m high. Cages can be filled with polystyrene slabs or local materials and finished on both sides with hand applied or trowelled plaster. With plastered finish, the final thickness will be 160mm. The system is called �Twin Skin Construction� with wire reinforced plaster separated by internal ribs at regularly spaced intervals, all bound together to form a homogenous building system. Roof trusses are gangnail timber with an angle of 10 degrees covered with fluted steel roof sheets fixed to 75 x 50mm purlins with 410 Sisalation insulation underneath on rafters.
ALTERATIONS AND ADDITIONS
1. The building system has been designed so that the building can be altered or increased in size by chiseling out the mortar and bolting new panels to this joint.
2. The house can be extended on either side quite easily with additional accommodation such as bedrooms or work areas and continuing the roof with the same construction as the main house.

Subject to funds been available the following items can be added:1. Barge and fascia boards.
2. If piped water is not available, rain water can be obtained by fitting gutters and downpipes to direct water into a fiberglass or rotomoulded water tank.
3. A double compartment fiberglass water tank
can be positioned on the roof over the shower room to hold cold water
and also an insulated compartment to hold water heated by the sun. This is done
by fixing black painted pipes
to the insulated compartment, with the pipes resting on the corrugated iron of
lengths spanning across
2 metres of roof.
4. Heated water can be obtained using conventional electric geysers if electricity is available or solar heating panels on the roof if preferred.
5. If required, flat insulated ceilings of lengths to fit the rooms and made of flame retardant high density polystyrene can be fixed to the tie beams of the trusses.
ADVANTAGES OF THE SYSTEM
- All components are manufactured with no cutting or adjustment required on site.
- Components are light and easy to transport.
- House kits can be air freighted to disaster areas and quickly erected.
- The housing crisis could be alleviated by mass production.
- Simple tools such as a spade, level and screwdriver are required for assembly.
- All components are held together with 6mm gutter bolts to form a rigid structure.
- Structures ranging in size from a simple one room house to larger houses, schools, clinics, hospitals, offices or multi-story buildings can be built using the components. Extra rooms can be added to a house later as the need arises.
- Electricity and plumbing are easily incorporated.
- The roof design can be adapted to collect rain water.
- Families can live in a safe, sturdy, economical home with pride and dignity.
